Very Energy Efficent

This house features an insulation rating of R19 for the exterior walls and R30 for the roof. In addition, the roof has white reflective coating which was recoated in May 2006.

The windows and sliding glass door have two panes of glass with sealed insulating gas inbetween. This reduces heating and cooling bills when compared with the single pane windows you may see in other houses.

This house has both evaporative cooling and air conditioning. This allows energy savings by using evaporative cooling during the spring and early summer and extra comfort by using air conditioning during the humid monsoon season. Barometric dampers in the air ducts automatically open and close depending on which cooling system you are running.

The air conditioning and furnace thermostat control is electronically programmable to automatically set the temperature for energy savings for the times during the day when the house is unoccupied and to reset the temperature for comfort for when you return. The evaporative cooling unit also has a thermostat control.

There is an extra insulation blanket around the water heater to reduce water heating costs. The brand new dishwasher installed in 2006 is Energy Star rated and extra insulation was added when it was installed underneth the countertop. Both bathrooms have brand new water conserving showerheads to save on water and water heating costs.


Improved Floorplan

This Tucson townhouse features an improved floorplan over similar houses in the neighborhood. For this house, the builder enlarged the second bedroom an extra 31 square feet from the original floorplan.

The hallway bathroom was also moved to be closer and more convenient to the second bedroom and the living room. The central air conditioning return register was moved to the hallway underneth storage closet. In the original floorplan, this air return register was placed in the dining area, which was unsightly.
